Step 1

Initial Contact and Design Collaboration

  • For Clients with a Design Team: If you’ve already engaged with an architect or designer, your journey begins with your design team initiating contact with us, sharing the conceptual drawings and sketches of your envisioned project.

  • For Clients Seeking a Design Team: Don’t have a design team yet? No problem. We can recommend top-notch architects and designers to bring your vision to life.

Step 2

On-Site Meeting and Assessment

• We schedule an on-site meeting to understand your vision and assess the project firsthand. This is where we gauge the project’s scope, your budget expectations, and get a sense of our compatibility – focusing on trust, communication, and decision-making abilities. Understanding your previous experiences and openness to a pre-construction agreement are key components of this stage.

Step 3

Rough Cost Estimate

  • Based on our initial discussions and the conceptual designs, we provide a rough estimate of the project costs. This preliminary figure, usually calculated per square foot and historical data, draws from our extensive experience with similar projects.

Step 4

Pre-Construction Agreement

• To refine the project’s budget and scope, we propose entering into a pre-construction agreement. This phase involves a detailed analysis, including site visits with subcontractors, material and finish estimations, and constant communication with your design team to ensure all proposals accurately reflect your vision. The pre-construction fee, accounting for 1-2% of the rough estimate, covers the comprehensive preparation required to lay a solid foundation for your project.

Step 5

Commitment and Detailed Proposal

• The pre-construction phase culminates in a realistic, detailed proposal, offering a clear budget and project scope. This stage is designed to solidify our partnership, transitioning from planning to execution with a commitment to work together as a cohesive team (client, contractor, design team).

Step 5

Construction Contract and Execution

• Following a successful pre-construction phase, we formalize our partnership through a construction contract. With detailed designs and specifications in hand, construction commences. Regular meetings with the design team and you, the client, ensure the project remains aligned with your vision and on track. Our commitment to executing the design team’s vision down to the finest details is unwavering, as is our dedication to completing your project and punch list promptly
